Leasing & Application

Boardwalk Med Center in San Antonio, TX offers luxury one and two-bedroom apartment floor plans with modern finishes, patios or balconies, and open layouts. To select your perfect home: check availability, select your desired move-in date and preferred lease term to view detailed pricing options and pricing calendar. Prices and availability are subject to change. Base rent is on monthly frequency. Additional fees may apply, such as but not limited to utilities, package delivery, trash, water, amenities, etc. Deposits vary. Please contact a representative for more details.

Lease terms range from 1 to 15 months, with flexible renewal options. Lease terms are subject to change without notice.
There is no minimum credit score; approval is based on income, debt-to-income ratio, rental history, and background screening.
Residents must have a gross monthly income of at least 2.5 times the base rent. Multiple leaseholders may combine income to qualify.
Yes, one guarantor per apartment is allowed with a monthly income at least 4 times the rent.
Corporate leases are available; contact the leasing office for details.
Security deposits vary by apartment; residents may also use Jetty Deposit, a low-cost surety bond alternative.
Yes, residents can use Jetty Deposit, a non-refundable surety bond that replaces a cash deposit.

Rent, Payments & Fees

Rent is paid online via the resident portal, which redirects to BILT for secure payments.

Yes, payments through BILT can be made via debit or credit card.
A 7% late fee is applied on the 7th and an additional 3% on the 10th if rent is unpaid.
Residents can use WIPS (Walk-in Payment System) at Walmart or CVS locations to submit cash payments.
No, payments must be submitted online or via WIPS; money orders are not accepted.

Utilities & Monthly Charges

Residents pay electricity, water, sewer, trash removal, valet trash (if applicable), and pest control. To select your perfect home: check availability, select your desired move-in date and preferred lease term, then select view details to view monthly fees.
A vacant utility fee may be charged if service is not placed in the leaseholder’s name by move-in.

Pet Policy

Yes, Boardwalk Med Center is pet-friendly. Our community allows dogs and cats, with a maximum of 2 pets per apartment.

A $300 non-refundable pet fee plus $30 monthly pet rent applies per pet. See our pet friendly page for more details.

There is no weight limit. The following breeds are generally prohibited:

• American Staffordshire Terrier/Bull Terrier (aka Pit Bull)
• Presa Canario
• Chow Chow
• Doberman Pinscher
• German Shepherd
• Great Dane
• All Husky & Malamute breeds
• Rottweiler
• Wolf/Restricted breed mix

Service animals are generally exempt regardless of breed. Management must approve all animals. Lease holders and applicable occupants are required to complete a Pet Screening Profile. See our pet friendly page for more details.

Amenities & Community Features

Amenities include a resort-style pool with tanning shelf, covered outdoor lounge, social lounge with billiards, dog park, pet spa, and high-end fitness center.

Yes, all apartments have full-size washers and dryers.
Yes, all units are equipped with central air conditioning.
No, amenities like the fitness center and pool are open to residents but cannot be exclusively reserved.
Garages are available to rent for $125/month; remotes are issued after lease signing.

Parking

Free uncovered parking is provided, with optional covered garages available for a fee.

Move-Out & Lease Renewal

Renewal offers are sent via email and resident portal approximately 75 days before lease expiration.
Move-out inspections are not required, but keys and garage remotes must be returned to the front office.
Yes. Early termination requires 30 days’ written notice and a fee equal to two months’ rent, plus repayment of concessions.
